We diagnose before we quote. If sealing and a panel swap fix it, we'll say so — and if the base has failed, we'll show you why patching won't hold.

Concrete Repair in West Jordan & the Salt Lake Valley

The expensive mistake is repairing a surface when the problem is underneath it. You pay twice inside three years.

Cracked, spalling, or settled concrete is the most common call we get, and it's the one where homeowners are most likely to be sold the wrong scope. An overlay quoted without anyone checking the base is the classic version: it looks perfect for a season and cracks in exactly the same places by the second winter.

Our assessment is free and it's diagnostic. We check whether the slab is still bearing on its base, look for the water source that caused the movement, and give you the honest range — sometimes that's $600 of joint sealing, sometimes it's a full replacement, and we tell you which.

How We Diagnose It

Three checks decide almost every job, and you can run them yourself before we arrive:

  • Is the crack displaced? Run a hand across it. Both sides level means surface cracking. One side sitting higher means the ground moved — that's a base problem
  • Does it sound hollow? Tap the slab. A drummy sound means a void underneath and the slab is bridging air
  • Does water stand on it? Ponding in the same spot after every storm means the slab has already deflected
  • How much of it? Once roughly 30% of panels show base-related damage, full replacement is the cheaper decision over ten years

What We Actually Do

Crack routing and sealing. For tight, non-displaced cracks. We rout them to a clean profile and seal with a flexible joint sealant so water stops getting in and freezing.

Resurfacing and overlays. Only over a slab we've confirmed is sound. Restores a spalled or worn surface without a tear-out.

Partial panel replacement. The option most homeowners don't know exists. We saw-cut the failed panels out, re-excavate and re-compact the base underneath, and pour new — a fraction of the cost of doing the whole driveway.

Full tear-out and replacement. When the slab is past saving. Includes fixing whatever put water under it, because otherwise the new slab goes the same way.

Concrete Repair FAQ

If the damage is surface-level and the slab is sitting tight on its base, repair — you'll spend a few hundred dollars and buy years. If you have displaced cracks, rocking panels, or map cracking across most of the slab, replacement is the cheaper ten-year decision. Under about 30% damage, partial panel replacement is usually the best value.
Freeze-thaw cycling combined with de-icing salt, usually on concrete that wasn't properly air-entrained when it was poured. Most Utah homeowners never salt their own driveway — it comes home in the wheel wells off city and state roads. If the scaling is shallow and localized, resurfacing works. Deep or widespread means replacement.
Both, and we won't quote the concrete alone if we can see the cause. Nearly every settled slab we look at has a water story behind it — a downspout dumping at the slab edge, a sprinkler zone spraying the approach, or negative grade sending runoff under the pour. We handle grading and drainage in-house, so it gets fixed in the same mobilization.
Yes, across West Jordan and the surrounding valley. Bryan walks the slab, runs the checks above, and gives you a written range. If the answer is "seal it and call us in five years," that's what you'll hear.
