Cracked, spalling, or settled concrete is the most common call we get, and it's the one where homeowners are most likely to be sold the wrong scope. An overlay quoted without anyone checking the base is the classic version: it looks perfect for a season and cracks in exactly the same places by the second winter.
Our assessment is free and it's diagnostic. We check whether the slab is still bearing on its base, look for the water source that caused the movement, and give you the honest range — sometimes that's $600 of joint sealing, sometimes it's a full replacement, and we tell you which.
Three checks decide almost every job, and you can run them yourself before we arrive:
Crack routing and sealing. For tight, non-displaced cracks. We rout them to a clean profile and seal with a flexible joint sealant so water stops getting in and freezing.
Resurfacing and overlays. Only over a slab we've confirmed is sound. Restores a spalled or worn surface without a tear-out.
Partial panel replacement. The option most homeowners don't know exists. We saw-cut the failed panels out, re-excavate and re-compact the base underneath, and pour new — a fraction of the cost of doing the whole driveway.
Full tear-out and replacement. When the slab is past saving. Includes fixing whatever put water under it, because otherwise the new slab goes the same way.
