Concrete Driveway Repair vs Replacement in Utah: How to Tell Which One You Actually Need

This is the single most common question we get on estimates, and homeowners almost always ask it the wrong way. A driveway with one clean crack you can barely see may be past saving, because that crack is telling you the ground underneath moved. Here’s how we actually make the call in the field.
The One Test That Decides It: Surface or Base?
Concrete is strong in compression and weak in tension. It cracks — every slab does eventually. What matters is whether the crack is the concrete relieving stress on a base that’s still doing its job, or the concrete breaking because the base stopped supporting it.
Three things separate the two, and you can check all three yourself in about ten minutes:
- Run your hand across the crack. If both sides are level, it’s a surface crack. If one side sits even a quarter inch higher than the other, the soil under the low side has settled or the high side has been heaved. That’s base movement, and patching the crack will not stop it.
- Tap it. Walk the slab and tap firmly with a hammer or the heel of your boot. Solid concrete on solid base rings tight. A hollow, drummy sound means there’s a void underneath — the slab is bridging air.
- Watch it after a storm. If water stands in the same low spots after every rain, the slab has already deflected. Concrete doesn’t un-sink.

Why Utah Driveways Fail the Way They Do
Two driveways poured the same week to the same spec — one in Phoenix, one in Sandy — will not age the same, and it’s not close. Four things drive it here:
- Freeze-thaw cycling. The Wasatch Front doesn’t just freeze — it freezes and thaws, repeatedly, all winter, as daytime sun hits south-facing concrete and nighttime temps drop back below 32°F. Every cycle expands the water inside the top layer of the slab. That’s the mechanism behind most spalling we see. - Deicing salt tracked off the roads. Most homeowners never put salt on their own driveway — they don’t have to. It comes home in the wheel wells from state and city roads and drips onto the concrete every winter. Salt drives more water into the surface and accelerates the freeze-thaw damage above.
- Expansive clay and uncontrolled water. Large parts of the valley sit on clay soils that swell when wet and shrink when dry. Add a sprinkler head spraying the edge of the driveway four nights a week, or a downspout dumping at the corner of the slab, and you get seasonal movement under a rigid slab. Our working rule: once roughly 30% or more of a driveway’s panels show base-related damage, full replacement is the cheaper decision over a ten-year window. Below that threshold, partial panel replacement is usually the better buy — and it’s the option most homeowners don’t know exists.
Because a driveway is poured in panels separated by control joints, individual panels can be saw-cut out, the base underneath re-excavated and re-compacted, and new concrete placed to match. You are replacing the failed section, not the whole thing. It costs more per square foot than a full pour — the mobilization and demo are the same for one panel as for twelve — but the total check is a fraction of the size.
The honest caveat: new concrete will not perfectly color-match a fifteen-year-old slab. It will be lighter for the first year or two and then close most of the gap. If a perfect match matters to you, that argues for full replacement or for choosing a finish, like a broom pattern or a decorative treatment, that reads as intentional across the whole surface.

Red Flags in a Repair Bid
Repair work attracts more bad bids than replacement work, because it’s cheap enough that homeowners don’t get three quotes. Things that should stop you:
- An overlay quoted without anyone diagnosing the base. An overlay bonded to a slab that’s still moving will crack in the same places within two winters. If nobody tapped the slab or asked about your sprinklers, they didn’t diagnose anything.
- No mention of why it failed. If the water source that caused the settlement isn’t identified and fixed, the replacement will fail the same way. That’s a drainage conversation, not a concrete conversation.
- Replacement priced without base work. Tearing out old concrete and pouring new on the same failed subgrade is the most expensive way to buy five years.

If your driveway is under 15 years old and the damage is surface-level, seal it and get on a maintenance cycle — you’ll spend a few hundred dollars and buy years. If you have one or two displaced panels and the rest is tight, replace those panels and fix whatever is putting water under the slab. If you’re looking at a thin slab from the 90s with cracking across most of it, stop spending money on it. Every repair dollar on a failed base is a rental payment on a problem you still own.
