Deck or Patio?

It's worth asking honestly, because for a lot of West Jordan homes a concrete patio is the better buy. Decks make sense when there's a grade change to span — a walkout basement, a slope falling away from the back door, or a door that sits well above finish grade. In this climate, generally yes. Pressure-treated wood is roughly half the material cost and needs cleaning and re-staining every 2-3 years — our UV exposure at valley elevation is hard on finishes. Composite runs 25+ years with a wash. The crossover point where composite is ahead on total cost is usually around year 8-10.
Yes — any dark surface in full Utah sun will. Lighter board colors run meaningfully cooler than dark espresso tones, and it's worth weighing that against the look if the deck faces west or south with no shade. It's the most common thing people wish they'd considered.
Generally yes once the deck is attached to the house or exceeds about 30 inches above grade, and railing and stair geometry are inspected items. We pull the permit and handle inspections as part of the job — an unpermitted attached deck is a problem that surfaces at resale.
