Yard Drainage & Grading in Utah: Fixing Water That Pools Against Your Foundation

Quick answer: The standard almost every Utah drainage problem traces back to is 6 inches of fall in the first 10 feet away from the foundation — about a 5% slope. If your yard doesn’t have it, no drain product will fully save you; regrading has to come first. In 2026 Utah pricing, a surface regrade around a problem side runs $1,500–$5,000, a French drain runs $35–$75 per linear foot installed, and a full yard system with catch basins and piped outfall runs $5,000–$15,000. Grade first, pipe second. Doing it in the other order is how people spend $8,000 and still have a wet window well.

Utah gets about 16 inches of precipitation a year in the valley — and homeowners are always surprised when their yard floods anyway. But annual totals aren’t what breaks a yard. What breaks a yard is a July or August monsoon cell dropping half an inch in twenty minutes onto ground that’s been baked hard since June, or February snowmelt running off a frozen surface with nowhere to go. Both put standing water exactly where you don’t want it: against the foundation, under the patio, and into the base beneath your concrete.

Check Your Own Grade in Ten Minutes

You don’t need a contractor to find out whether you have a grading problem. You need a stake, a string, a line level, and a tape measure.

  1. Drive a stake at the foundation and another 10 feet straight out into the yard.
  2. Tie a string between them and level it with the line level.
  3. Measure from the string down to the ground at the far stake.

Six inches or more of drop means you’re in good shape. Two or three inches means marginal — it’ll work until it doesn’t. Zero, or a measurement showing the ground is higher at the far stake, means you have negative grade, and every drop of water that lands in that zone is being delivered to your foundation.

Do this on all four sides. In our experience the failure is almost never the whole lot — it’s one side, usually the narrow side yard between houses where nobody looks, or the back corner where the previous owner added a foot of topsoil and sod over the years and quietly buried the original grade.

Two cost drivers move these ranges more than anything else: whether there’s somewhere to put the water (a lot that falls to the street is cheap; a flat lot or one that falls toward the house is not), and what the pipe has to get around — existing concrete, mature trees, irrigation mains, and gas lines all add labor.

Because water is the reason concrete fails here. Not weight, not age — water. Saturated clay under a slab swells and lifts; when it dries it shrinks and leaves a void; when a downspout runs unchecked next to a driveway edge, it washes fines out of the base and the panel drops. Mistakes That Waste the Money

Fix grade before you buy pipe. Roughly half the drainage calls we walk turn out to be solvable with regrading and two downspout extensions for a fraction of what the homeowner expected to spend, because the previous quote led with a product instead of a slope. When a drain is genuinely needed — flat lot, uphill neighbor, no fall to work with — it should be designed around a real outlet you can point to on the plan, not a hopeful trench.

The timing argument for doing it now: August and September are the right window on the Wasatch Front. The ground is workable, you’ve just watched exactly where the summer storms sent the water, and the work lands before the freeze — which matters, because the worst version of a drainage problem is the February one, when meltwater is running across frozen ground into a window well and nothing can be dug.
